FAAC Hinge & Roller Replacement: The Los Angeles Owner’s Guide

We stock and install FAAC-compatible hinge and roller replacement parts across Los Angeles, with most residential jobs running $245 to $480 installed, including the part, labor, and a written warranty. Same-day service is available when the gate won’t open or close safely, and we carry the common FAAC hinge and roller sizes on the truck. Most owners discover the problem the same way: the gate starts dragging or sagging, makes a grinding noise near the hinge post, or the leaf sits visibly lower than it should when fully open.

FAAC gates are precision-built, and when a hinge or roller wears out, the whole system feels it: the motor strains, the leaf bounces, and the safety edges start false-triggering. It’s rarely a mystery once you know what to look for. Below is everything we’ve learned swapping FAAC hinges and rollers across Los Angeles, from Palms to Encino to Silver Lake.

Which FAAC Models This Applies To

FAAC builds both swing and slide gate systems, and the hinge and roller hardware is not interchangeable between the two. On FAAC swing gates, the most common setups we service in Los Angeles are the 400 Series and 412 Series operators paired with medium-duty steel or aluminum leafs, typically using barrel-style hinges with grease fittings at the post. On FAAC slide gates, the wear points are the guide rollers and the V-groove wheels under the leaf, which carry the gate’s entire weight across the track.

Here’s the compatibility gotcha that catches owners off guard: FAAC hinges are specified by leaf weight and post thickness, not by a universal part number. A hinge rated for a 400 lb leaf will fail early on a 600 lb ornamental steel gate, even if the bolt pattern matches. We measure the hinge barrel diameter, post bracket offset, and leaf weight before we quote anything. If your gate has a FAAC serial or model plate, we use that too. For older FAAC residential models that have been discontinued, we often recommend a quality aftermarket equivalent built to the same spec rather than chasing a discontinued OEM part at a markup. The aftermarket options we use are machined to match the original dimensions and we warrant them the same way.

Warden Gate Repair is an independent service provider and is not affiliated with FAAC. We service FAAC equipment daily, and we also stock parts for LiftMaster, Mighty Mule, and Ghost Controls systems.

Signs Your FAAC Hinge & Roller Replacement Is Failing

  • Gate sags at the latch side when it’s open. This is the classic hinge failure. The bottom hinge barrel wears oval over time, especially on Los Angeles gates that face south and sit in full sun, which breaks down the grease and accelerates metal-on-metal wear.
  • The gate scrapes or drags across the driveway in one spot. On a swing gate, this usually means the bottom hinge has worn enough that the leaf is no longer sitting level. On a slide gate, a flat-spotted or seized guide roller causes the same symptom at a specific point in the travel.
  • A grinding or squealing sound near the hinge post. That’s hardened metal on hardened metal. By the time you hear it clearly, the hinge pin is usually scored and the barrel needs replacement, not just lubrication.
  • The FAAC motor sounds like it’s straining and the leaf moves slower than it used to. The operator is compensating for mechanical resistance. Fixing the hinge or roller almost always brings the motor noise back down, because it’s no longer fighting a worn component.
  • Excess side-to-side play in the leaf. Grab the gate at the free end and push it laterally. More than about 1/4 inch of movement at the hinge post tells us the hinge barrel bore has enlarged, which no amount of bolt tightening will correct.

Replacement Cost & What’s Included

For FAAC hinge and roller replacement in Los Angeles, expect to pay $245 to $480 installed for a typical residential job. Single hinge replacements on smaller gates land at the lower end. Replacing both hinges on a heavier ornamental leaf, or replacing a full set of slide gate rollers, lands at the upper end. What drives the range is access, leaf weight, and whether we need to lift and re-shim the leaf to get it level again.

Every quote includes the part, the labor, the leveling adjustment, and our 365-Day Done Right Promise in writing. The price you’re quoted is the price you pay, and it’s agreed before any work starts. As Cole Rafferty puts it: “Write the price down first. Everything else follows from there.” If the hinge or roller fails within the warranty period, the return visit to make it right is free.

DIY or Call Us?

A FAAC gate leaf is heavy, and the hinge post is under constant load. Before any wrench touches a bolt, the leaf has to be properly supported, because when a bottom hinge lets go, a few hundred pounds of steel can swing or drop faster than a person can react. That’s the honest reality, and it’s why we don’t recommend owner-attempted hinge replacement on FAAC gates. What you can safely do is identify the worn part, check the leaf for visible sag, and note any grinding spot so we can zero in on the failing hinge or roller quickly.

If the gate is binding, sagging, or grinding, call us at (828) 426-7081. We’ll tell you what we think it is, give you a written price before we start, and have the right FAAC hinge or roller on the truck when we come out.
